Introduction

 

Our self catering accommodation is a modern two bedroomed cottage with all facilities and is no smoking.    We have tried to provide as much information as possible in this statement.  If you have any queries please do not hesitate to telephone us.  We are four star accredited accommodation with Visit Britain.

Complimentary tea/coffee/sugar and milk is supplied for your first cup of tea.

 

Pre-arrival

The nearest bus stop is 200 yards to the private road on which the cottage stands.

The nearest railway station is 4 miles at Beverley.  There are taxis at the station.

We can provide information in large print on request.

The nearest RADAR toilet is situated on Lord Roberts Road, Beverley, HU17 9BE.

 

Arrival and Car Parking

 

There is one allocated car parking space which is 20m/`21 yds. from the entrance.

Car parking is on the level but the road is cambered with a solid blocked surface.

Alternative parking would be on the main street of the village.

Entrance to the building is via a sloping ramp with a turning circle of 1.22m/4’ to the

back gate which is 99cm/3’3” and has one step of 10cm/4”on to the patio.

The back door has a threshold 20cm/8”high. The back door is 66cm/26” wide but can open to 145cm/4’9”.

Automatic censored light on patio.

 

Kitchen/dining area

           

The gas hob is work top height, electric oven with drop down door is underneath and can be accessed from side or front.

Sink is 92cm/3’high with a cupboard underneath.

Flooring is Flotex.

There is no free space between work tops.

Evenly lit with a covered fluorescent tube in kitchen area, drop ceiling light in the dining area.

Good contrast between floor cupboards and other surfaces.

Free standing ‘fridge/freezer. Overall 122cm/4’ high/  Fridge height 84cm/2’9” Freezer height 38cm/15”

Microwave which stands on work surface.

The combi boiler is situated on the north wall of the kitchen

 

Round pedestal dining table which is 107cm/42” and 73.6cm/29”high.  Distance between feet is 50.8cm/20”. There are four chairs with pads and no arms.

Table and chairs can be moved to create a little more space.

Carbon monoxide alarm fitted.

 

Lounge

 

Entrance from kitchen to lounge via doorway 73cm/2.4”wide

There is one upholstered easy chair and a two seater settee 45.7cm /18” high, one easy upright chair 41.9cm/16.5” high, with wooden arms.

Flooring is short piled wool carpet.

Furniture is moveable and non feather.

All cushions are feather.

Flat screen TV with freeview, remote control and DVD

Separate CD/radio player with remote control.

Stairs lead from lounge and are 84cm/2’9”from kitchen door. Each tread is 20.3cm/8” high. There are 12 steps with 2 small step-landings. The banister rail is on the left hand side as you ascend the staircase with no opposite banister.

Gas fire requires the ability to kneel to operate.

Carbon monoxide and smoke alarm.

 

Laundry

 

There is no separate laundry but a standard front loading washing machine provided in the kitchen plus separate tumbler dryer.

 

Vestibule

 

There is a small vestibule from the lounge to the front door. 

Door from lounge to vestibule - 74cm/2’5”wide. Front door of house 76cm/2’6”

Drop from floor 15cm/6”to step which is 38cm/15” from step  to ground 10cm/4”.

There is a payphone.

 

Twin bedroom

 

Door width 71cm/28”There are two single beds width 92cm/3’ space between  66cm/2’2” (beds cannot be accessed from both sides)  Height from floor to top of mattress 54cm/21”

Non feather duvets and pillows provided plus polycotton duvet covers, sheet and pillow cases.

Double bedroom

Double bed 4’ 6” wide height  59cm/23”from floor to top of mattress.  Access from both sides

Bathroom situated between the two bedrooms.

Doorway to bathroom  66cm/2’2”has privy lock release mechanism on outside of locked door.

Bath with a shower over.  All water controlled by the combi boiler settings.

Bath height 51cm/20” has two built in support handles.

Toilet seat 42cm/16.5”

Flooring is vinyl.

The bathroom is fully tiled.

Good colour contract between flooring, furniture and walls.

Mobile phone reception is patchy, depending on provider.

The accommodation is non smoking, fire alarm and carbon monoxide alarm fitted in lounge.

Fire blanket provided in kitchen

Pets and dogs are welcome by prior arrangement.
